Asphalt paving & patching
Asphalt paving and patching in
Ventura and Los Angeles County
Parking areas, private roads and driveways, resurfaced and patched under one contract with the concrete they meet.
What this covers
Asphalt paving, patching and surface reinstatement for parking areas, private roads and driveways. A failed area is cut back to a sound edge, what is underneath it is made good, and new material is placed and compacted to the level of the surface around it.
EMAE & Sons Inc works across Ventura, Los Angeles and Orange County. Class A General Engineering covers the earthwork, the base and the drainage beneath a paved surface, and the concrete the asphalt runs up against. The paving itself is placed by a licensed paving contractor working under this license and supervision. A lot needing concrete at the aprons and asphalt across the rest of it is therefore one contract rather than two.

What we take on
Parking areas and private lots
Resurfacing and repair across a lot that has to keep working while it happens, including the aprons and transitions where asphalt meets concrete.
Private roads and shared driveways
Access roads serving a group of properties, where the surface is the association's rather than the city's and nobody else is going to maintain it.
Potholes and failed sections
Cutting out a failed area back to a sound edge, making good what is underneath it, and closing it with new material rather than filling the hole.
Trench and utility reinstatement
Restoring a surface after a utility, stormwater or irrigation line has been run through it, tied back into the existing level.
Asphalt against new concrete
The joint where a new apron, gutter or sidewalk meets an existing asphalt surface, and the levels each has to be set to.
Driveways at private residences
Repaving a residential driveway, and the transition from the driveway to the street where that surface is the city's responsibility rather than the owner's.
How a failed surface is repaired
The edge a patch is cut to and the material underneath it are both established before any asphalt arrives on site.

Cut back to a sound section
The failed area is saw-cut back to a square edge on solid material, rather than patched over at the edge where it will fail again first.

What is underneath it checked
The depth of the section and the condition of the base are established before any material goes in. Asphalt placed over a base that failed will fail with it.

Placed and compacted to level
New material is placed and compacted to the level of the surface around it, so the joint sheds water instead of holding it against the edge.
Depth, material and the extent of the cut are set per job against what is found when the surface is opened. EMAE & Sons does not publish typical values, because the figure that matters is the one established on the ground being repaired.
Photographed on a right-of-way job in West Hollywood. The asphalt in these frames was placed by a licensed paving contractor under EMAE & Sons's contract.
Where asphalt meets concrete, and who holds the joint
Most paved sites are two materials. The gutters, aprons, walkways and pads are concrete; the running surface is asphalt. Water reaches the base at the joint between them, and where the work is let as two trades, that joint is also the boundary between two contracts.
The base is one job
Whatever is placed on top, the earthwork, the compaction and the drainage underneath are the same scope. That work sits under Class A General Engineering, and it determines how long the surface above it lasts.
The levels have to agree
Concrete is placed to a fixed grade and asphalt is brought up to meet it. Where the two are let separately, the tolerance between them sits in neither scope of work.
One contractor is accountable
EMAE & Sons holds the contract, the permit where one is needed, and the program across both materials. Specialist paving is subcontracted to a licensed firm under this license and supervision.
A sidewalk replacement in West Hollywood ran as exactly this: new concrete flatwork and gutter placed to city grade, and the asphalt along the gutter line cut out and reinstated against it to close the job out. See how this project ran →
Completed paving projects
Each of these is a completed job where this work formed part of the scope, photographed on site while it ran, and each carries a record of its own.
Who this is for
Work we are the right contractor for
- Associations and property managers responsible for a lot or a private road
- Sites where concrete and asphalt meet and one contractor should hold both
- Owners with a surface failing repeatedly in the same place, where the base is the problem
- Reinstatement after utility, stormwater or irrigation work has crossed a paved surface
What we do not take on
- Asphalt supplied and placed as a bare commodity, with the base someone else's responsibility
- Filling a pothole without cutting out the failed area around it
- Line marking, signage and parking layout design
EMAE & Sons Inc works on commercial and residential property under the same license. A parking area at a commercial property and a shared driveway at a private one are the same scope of work, and the West Hollywood frontage was a private residence inside a public right-of-way.
Questions about asphalt paving
Does EMAE & Sons place the asphalt with its own crews?
Not the paving itself. EMAE & Sons Inc holds Class A General Engineering on California license #1107216 and takes asphalt work as part of a contract it holds, carrying out the earthwork, the base and the concrete under that license. The asphalt is placed by a licensed paving contractor working under this license and supervision. The client holds one contract with one contractor rather than letting two trades separately and standing between them.
Why does an asphalt surface develop potholes and cracking?
The cause is normally what is underneath the surface rather than the asphalt itself. EMAE & Sons Inc establishes which before quoting. Water reaching the base through a crack softens the material it relies on, and traffic then breaks the weakened area open. Filling the hole without correcting the base produces the same pothole in the same place, which is why a failed area is cut out and made good rather than topped up.
Can a parking area stay in use while it is repaved?
It can, in sections. EMAE & Sons Inc phases work across a lot so that part of it stays open, and sets out the sequence, the closures and the access route before the work starts rather than as it goes. Newly placed asphalt carries traffic once it has cooled, so a section is normally back in service the same day or the next one.
How soon can a new asphalt surface carry traffic?
A new asphalt surface carries traffic once it has cooled, which is a matter of hours rather than days. EMAE & Sons Inc gives the figure per job rather than as a rule, because it depends on the depth placed and on the weather that day. Concrete on the same site takes longer: foot traffic within a day or two, vehicles after about a week. Where a job has both, the concrete sets the schedule.

Send us photographs and the lot
Photographs of where the surface has failed, the address, roughly how large the area is, and whether it has been repaired before. That is enough for EMAE & Sons to tell you whether the problem is the surface or the base, and what has to be established before it can be priced.
